Permanent Roofline Lighting for Rotterdam Homes

We install permanent exterior lighting that stays on your roofline all year and changes color from an app on your phone. Before we suggest a layout, we look closely at your fascia, soffits and power source. We work with homeowners in Rotterdam, Schenectady, Guilderland and the towns nearby.

  • A close look before advice
  • Written, itemized quote
  • App-controlled color and schedules
  • Clean, careful install

Permanent Exterior Lighting, Done One Way: Carefully

Our work is permanent lighting for the home exterior: low-profile LED track mounted along your roofline and run from a controller you manage with an app. We are licensed and insured, and we hold the title of Authorized Gemstone Lights installer, which means we know this particular system well, from the mounting hardware right through to the app on your phone. You get warm white for ordinary evenings, team colors on game day and holiday patterns in December, with no ladder and no tangle of cords. Every project begins with a walk around your house and a plain account of what we saw.

  • Technician on a ladder, seen from behind, drilling a light track into the soffit under a white gutter with small round lights along the eave of a vinyl-sided house

    Permanent Lighting

App-controlled LED lighting mounted along your roofline for holidays, game days and everyday evenings, installed once and left up year-round.

  • Technician seen from behind spraying cleaning solution on streaked beige vinyl siding of a two-story house, with a tank and pump in a pickup bed and a ladder nearby

    Exterior Soft Wash

A low-pressure wash that lifts algae, mildew and grime from siding and trim, after a walk-around that tells you what a wash can and cannot fix.

  • Worker on an aluminum ladder at the eave spraying treatment onto streaked asphalt shingles of a gray Cape Cod house, with a white spray tank and pump in the foreground

    Roof Treatments

We inspect your roof, show you the algae, moss or lichen we find, and apply a gentle low-pressure treatment that kills the growth without harming your shingles.

  • Over-the-shoulder view of a gloved worker on a ladder scooping wet leaves from a white gutter and spraying a hose at the downspout, with a bucket hung on the ladder

    Gutters and Lighting

We inspect your gutters, fascia and roofline before mounting permanent lighting, so the lights sit on a solid edge and you know what we found first.

  • Technician in a navy cap and sweatshirt uses a water-fed pole brush on an upper window of a white-sided house, with an aluminum extension ladder leaning nearby

    Windows & Lighting

We plan permanent lighting around your windows so the light frames the glass and stays out of the rooms behind it.

  • Worker in rubber boots runs a surface cleaner along a concrete walkway beside front steps, leaving a clean stripe next to a blue vinyl-sided house

    Hardscape Cleaning

We lift grime, algae, leaf stains and winter salt film from concrete, pavers and stone, after walking the surfaces with you first.

  2. 2

    Walk-around inspection

  3. 3

    Layout and written quote

We suggest where the lights should run and where they should stop, then give you an itemized quote. Take whatever time you need to decide.

  5. 5

    App setup and walkthrough

We pair the controller with your phone, test every run and set up your first schedules together. From there, the lights are yours to enjoy year-round.

About Our Company

We are a lighting contractor based in Rotterdam, NY, and permanent exterior lighting is what we focus on. We started doing this work because we liked seeing a house look finished at night, without someone climbing a ladder every fall to string clips and bulbs.

The way we work is simple. We look carefully, tell you what we see, and recommend only what your house actually needs. If your trim needs repair first, you will hear that from us before the first clip goes up. Long Capital Region winters, with snow loads and ice along the eaves, are part of why we take mounting so seriously.

Why Homeowners Choose Us

A lighting system is only as good as the trim it hangs on and the power behind it. So we look first, explain what we see, and only then talk about layouts.

We inspect before we recommend
We check fascia boards, soffits, gutter brackets and the outlet the controller will plug into. A spongy board or a bracket that has worked loose gets pointed out, with photos, before a single clip goes up. Then you decide how to handle it, with the facts in hand.
Authorized Gemstone Lights installer
Gemstone Lights is the system we put up, and we do it as an authorized installer. You get lights made for permanent outdoor use, mounted and wired by people who know how that system is meant to go together.
Licensed and insured
Our crew spends the day on ladders along your eaves. You should never have to wonder who stands behind that work if something goes wrong.
Quotes you can read line by line
Your quote lists the footage of track, the number of runs, any extra power work and anything we noticed on the visit that affects the job. Nothing is folded into a vague total.
We set it up with you
Before we leave, we connect the app on your phone, build a few schedules with you and show you how to change colors and patterns. You should feel comfortable using it on day one.

What Moves Your Lighting Quote

Every house has its own mix of eaves, gables and garage walls, which is why we only put a number on a job after walking it. A one-story ranch and a multi-gable colonial with a detached garage can land far apart. These are the things that make the difference.

Your quote is free and comes after we have measured and looked over the house. It is written out line by line, so you can see what each part of the job covers.

Linear footage
The biggest factor is how many feet of roofline you want lit. Some homeowners light only the front, others wrap the whole house and the garage.
Roof height and pitch
Second-story eaves, steep gables and dormers take more ladder work and more time. Single-story runs go up faster.
Number of runs and corners
Each break in the roofline, inside corner or peak means extra fittings and careful alignment so the lights read as one clean line.
Power and controller location
The controller needs a suitable outlet near where the runs meet. If there is not one in a workable spot, we tell you during the inspection and explain what adding one would involve.
Condition of the trim
Track mounts to fascia and soffit edges. Rotted or loose boards need attention before we install, and we show you exactly where and why.

Questions Homeowners Ask Us

What is permanent exterior lighting?
It is a set of LED lights mounted in a slim track along your roofline that stays up all year. You control it from an app, choosing colors, brightness, patterns and schedules. Most evenings it can run as soft white accent lighting, and for holidays you switch to colors without going outside.
Will the track be noticeable during the day?
The track is low-profile and sits along the fascia or under the soffit edge, so from the street it reads as part of the trim. On our visit we look at your trim color and where the lights will sit, and we explain how it will look in daylight before you commit.
How do the lights handle snow and ice?
The system is built for permanent outdoor use, and we mount it with winter in mind. Part of our inspection is confirming that the fascia and gutter brackets are solid, because snow and ice put weight on the eaves every year. A light is only as secure as the board it is fastened to.
Can I use the lights for more than holidays?
Yes, and most people do. Many homeowners run a soft warm white every evening for curb appeal and to light the walk, then switch to colors for birthdays, game nights or the holidays. Schedules in the app turn everything on and off for you.
Do you drill into my shingles?
No. The track mounts to the fascia or the underside edge of the soffit, not through the roof surface. That keeps fasteners out of the shingles and away from the parts of the roof that shed water.
Will the controller need its own outlet?
Many houses already have a usable outlet in a good spot, such as inside the garage or close to where the runs come together. When nothing is close enough, we mark it on the first visit and walk you through what adding power would take. That way it shows up as a line on your quote, not as a surprise on install day.
Is there a warranty on the lights?
Yes. The lights come with a 10-year product warranty. During the app walkthrough we go over what that covers and how to reach us if a run ever stops behaving the way it should.
How do you figure the price?
We measure the footage you want lit and look at roof height, corners, power and trim condition. Then we write it all out as an itemized quote. The quote is free, and you get it after we have seen the house.
